Meet the Team
Richard Beauchamp- President
In 1969, Richard entered property management when his family acquired a 384-unit apartment community in Costa Mesa, where he worked onsite and learned all aspects of operations, eventually becoming the property manager. By 1970, he partnered with his father to establish a real estate development business, acquiring land, securing entitlements, and developing single-family home tracts across Southern California. Profits from these projects were reinvested into multifamily communities and various commercial developments. That same year, Richard founded Beauchamp Realty Inc., a property management company overseeing these investments.
In 1974, he completed the construction of a 1,000-slip recreational marina in Dana Point Harbor, followed by two marina developments in Ventura Harbor totaling over 550 slips. In 1983, Richard led the acquisition of Harbor Island Marina, a 630-slip property in San Diego. Beauchamp Realty managed all marina and multifamily assets, including properties developed in partnership with Tim Wagner, the family’s in-house legal counsel, which expanded into Arizona in the 1980s. By 1990, Beauchamp Realty managed over 2,000 apartment homes in Orange County and Greater Phoenix.
In the late 1990s, the Beauchamp Family partnerships transitioned their multifamily assets to publicly held Real Estate Investment Trusts in tax-deferred exchanges, with shares held in family trusts. However, ownership of the marina properties—Harbor Island West and Ventura West I and II—was retained. The partnerships have since undertaken marina redevelopment projects, negotiating new ground leases with the San Diego Unified Port District and Ventura Port District.
To manage these efforts, Richard co-founded PCH Marina Development and Management LLC with Eric Leslie. This entity succeeds Beauchamp Realty as the development and management arm of the Beauchamp Family partnerships. Both principals bring decades of marina industry expertise and share a personal passion for the ocean, boating, and watersports, including sailing, cruising, and surfing.

Relevant development projects included:
– San Diego Mooring Company: The entitlement, permitting, lease negotiation and implementation of business operations for 465 mooring buoys in four locations in San Diego Bay. This included the design, manufacturing, and installation of new mooring buoys as well as all
operational oversight.
– Pier 32 Marina : Developer and Project Manager for 250 slip marina in South San Diego Bay. This development included the design and construction of all waterside improvements, the design and construction of all infrastructure, site utilities and landside improvements, and the design and construction of 10,000 square foot building for boater services and commercial tenants.
– Point Loma Marina: Co-Developer and Project Manager for sixty slip marinas with two 10,000 square foot buildings for boater services and commercial leases.
– Ventura West Marina: Other projects include a $1,500,000 property renovation for Ventura West Marina and a $1,000,000 property renovation for Oceans West Marina in Ventura Harbor. These renovations included the design, lease negotiation and approval, permitting and project management of General Contractors.
In addition to his involvement in the referenced marina developments, Eric holds an ownership interest in San Diego Mooring Company, Pier 32 Marina, and Point Loma Marina.
Eric has been on the Board of Directors for several non-profit marina industry associations and is a graduate of San Diego State University with a degree in Economics. He holds a California Department of Real Estate Broker’s License and has extensive experience in collaborating with public agencies and General Contractors to navigate the intricacies of real estate development.
